Real Estate Property Manager - (Pittsburg) in Joplin, Missouri For Sale

The Property Manager for Watco Companies is a position that works with Marketing, Business Development, Customer Service, Engineering and Project Management, Finance, IT, Revenue Accounting, Risk Management, Safety, Switching Services, Terminal & Port Services and Transportation. There is also interaction with our Class 1 Railroad connections regarding real estate and property right-of-way coordination and with our on-line shipping Customers. Outside Watco Companies there is interaction and relationships with entities and land owners adjacent to our tracks and facilities, as well as Economic Development and Regional Development Agencies, area Chamber of Commerce, local utility organizations, Resource conservation, land and water agencies. The position manages the property along xxxx miles of track throughout the continental United States and gets involved where needed with other properties associated with our Switching operations and Terminal and Port Services. The position must be committed to enhancing Watcos current asset portfolio, as well as developing new opportunities for our Customers and clients while seeking an appropriate return for the use or disposition of its asset portfolio, both rail and non-rail. Being cognizant of the evolving and ever-changing market conditions in which we operate. This is done by listening to our Customers (both internal and external) and understanding their needs and the markets in which we operate, then growing both our businesses in a profitable, value creating manner, over the long term. Supervisory Responsibilities This position has no supervisory responsibilities. Duties and Responsibilities Research and Organization of all Real Estate components including new leases, permits, and sales to support timely and profitable conclusions. Assist all Watco employees or outside parties with any questions on new or existing leases. Review all current customers track/land lease agreements and usage of. Manage new requests, locate new opportunities, and negotiate extensions of existing agreements. Identify underutilized properties and help determine profitable outcomes. Understand all right of way widths and acreage on each assigned railroad. Research encroachments per procedure. Develop an understanding of all new and abandoned properties. Identify all active and inactive rail sidings and create a list for Marketing Team. Identify potential environmental issues and proactively develop a plan prior to state interaction. Research county land records for adjacent landowners and/or vacant properties. Contact railroad General Managers weekly to assist and resolve any property issues. Integration Plan Utilize local real estate brokers or sales people when advantageous and cost effective, to help locate sites for new Customers, expand existing Customers, identify significant increases in property leases that can be taken. Introduce and educate our operations and marketing teams of 3 rd party contractors handling our wireline, pipeline, fiber optic, cellular tower or billboard, and other potential revenue producing markets along our profit center right of ways. Communicate and schedule with our operations and track maintenance teams when these 3 rd parties and contractors are working for safety reasons. Qualifications A candidate must have the ability to complete the listed duties and responsibilities satisfactorily.
