ESSENTIAL DUTIES AND RESPONSIBILITIES BUILDING MAINTENANCE: Be primary point of contact between CRE and the building occupants for building repair issues. Roof, blinds, paint, restrooms, etc. Perform maintenance on BMSe tickets assigned by CSC and close tickets in BMSe. Assist with the scheduling and running of emergency engine. Including refueling, monthly and weekly routines as directed. Work with guards on parking lot/sidewalk issues and theft and damage issues. Coordinate with Clients on furniture issues - moves, repairs, keys, and other minor maintenace issues such as, signage installation, painting touch up, plastic corner protectors, hanging pictures, shelving, audio video repair. Coordinate with other contractors on maintenance issues such as HVAC, electrical, roof etc requiring specific technical knowledge/specific expertise. Make minor adjustments to temperatures as necessary (ongoing due to OAT, windows, DAT, etc. Assist in performing preventitive building and equipment maintenance as requested. Assist in maintaining inventory records on building equipment. MAINTENENANCE AND EMERGENCY RESPONSE: Insure maintenance ticket process is in place to respond to day to day needs as well as response to after hours calls and critical calls. Participate in the establishment and maintenance of emergency action plans for the building. Have all critical contacts in the database ie Fire Depts, Network Svcs. Incident reporting, provide necessary reporting on all critical building related outages. ACCEPTANCE TEST AND PROJECT IDENTIFICATION AND FUNDING: Notify property manager of necessary repairs outside normal wear and tear and recommend replacement of equipment as required to insure no loss of service. Prioritize these items for budgeting. Provide on site assistance for acceptance, testing, and Commissioning of all D&C projects. BUILDING BUDGETS, CONTRACTS, AND BILL PAYMENTS: Provide assistance in the establishement of overall Property Management budget for the building and all related property management and maintenance services. Provide updates on budgets as requested. Assist in establishing ongoing contracts and PO's for services and maintenance ie Landscaping, Mechanical and electrical systems. Review and forward all bills related to Property Management functions ie HVAC equip Mtc. Janitorial, landscaping, etc. Purchase hardware, hanging material, shelving, audio video repair items, paint touch up tools and plastic corner protectors for minor maintenance. ENERGY: Power Review Participation. Evaluate energy usage in the building and with the equipment. Initiate energy saving "fixes" to reduce consumption where practical. SECURITY, FIRE, AND COMPANY POLICY: Monitor Fire Alarm and FM200 system - notify appropriate people of problems (site tech and PM). Conduct fire and life safety inspections as required by co. policies and our insurance carriers. Work with property manger to insure card access system and process are in place for alarms, maintenance. Arrange access for building repairs and maintenance and construction as required. Key Administration, Contractor ID and access. CLIENT CONTRACT: Client contact on priority tickets and critical building issues, Client communications. Coordination with other vendors as required, COLO, ATT landlines/LD, etc.. Assist with Lease and Landlord coordination - on site visits, information gathering on site etc. Provide interface between director/area managers and Vendor/restaurant. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Minimum of four years of related progressive experience and/or training. CERTIFICATES and/or LICENSES Facility Management certification is desired. Driver's license may be required. COMMUNICATION SKILLS Ability to comprehend, analyze, and interpret various types of business documents. Ability to write reports, manuals, speeches, and articles in a predesigned style and format. Ability to effectively respond to complex inquiries or complaints from clients, co-workers, supervisor, and/or management. Ability to present information to an internal department and/or large groups of employees. FINANCIAL KNOWLEDGE Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts. REASONING ABILITY Ability to understand and carry out general instructions in standard situations.
